Key Upcoming Projects

Ivy City Demonstration Project
The Department of Housing and Community Development owns thirty seven (37) parcels located in Ivy City. The properties were awarded to four developers: Mi Casa, Manna, Habitat for Humanity, and Mission First in Fall 2006. Currently, 59 units of housing, single family, condominium, and limited-equity co-operatives are planned to be developed. Thirty-seven of those units are to be affordable to households at 60 percent of the Area Median Income ($59,400) or below. An additional 13 units are planned to be affordable to households between 60 percent of the Area Median Income and 80% of the Area Median Income ($79,200) with the remaining 9 units being market rate. The District is committing a land and $3 million financing subsidy to the developers for this project, along with the cost of a storm water management report and survey.

The redevelopment plan, design guidelines and affordability requirements for this project were developed as the result of a community charrette and planning process. As proposed, the project incorporates several best practices concepts, and includes special provisions for storm water management and environmental friendly/green design principals.

The first phase of construction is scheduled to begin early 2009. Construction on the 34 remaining properties is projected to commence Spring/Summer 2009.
